What is involved in extending a home?
Under your permitted development rights, you can undertake some extension projects without the need for planning permission! If you have a detached, single-storey home then you can extend by 8 metres to the rear, and if you have a detached double-storey home you can extend by 3 metres. These permissions are reduced if you have a semi-detached or terraced house and there are also height restrictions and boundary restrictions in place, and there are a few other regulations to consider. This is why it’s usually best to consult with a professional (like us!) before putting your plans into motion. You may also need a Party Wall Agreement if you share a wall with a neighbour and are planning to extend.
You will have a lot of aspects to consider; from your insurance and the kind of property you own (freehold or leasehold), to obtaining structural engineer calculations and finding a builder. Sounds like a lot to balance, right? Our team are here to make this easier for you.
How much can I expect to pay?
The price of a home extension can vary drastically due to the fact you can make them as small or big as you need them. It is often recommended that you should set aside an additional 10% of your budget for unexpected additional works to ensure your project can be completed! Pricing for a basic extension tends to average at around £1500 per square metre at present, though this can be higher if you are based in the South East & London.
Will my extension add value?
Although demand for your location can play a big part in if value will be added to your property, it is usually recognised that home extensions add between 20% and 25% to the value of a property. This can also vary depending on the use of the new space, with additional bedrooms – for example – often being sought after.
