A basement extension can be a fantastic way to expand your living space by creating an extra bedroom, TV lounge, office or gym.

Robinsons Architecture & Design provide a full service, guiding you through every step of the process. Our team like to do an initial consultation in order to learn about your vision and what the space will be used for, your budget, and your timeframe. We can then chat through everything you’ll need to consider, from planning permissions to drawings, and provide you with a quotation for our services as well as what costs you can expect when it comes to completing your exciting new project.

What is involved and what costs can I expect?

Costs can vary dramatically dependant on factors such as whether you have an existing basement which can be easily converted or whether you will need to excavate to make the space workable, as the complexity will vary a great deal.

As a rough rule of thumb, a basement conversion is likely to cost between £900 to £1,400 per square metre if it is an existing space with no structural changes needed.

If your project requires excavation and underpinning, the cost is likely to range between £1,500 and £2,000 per square metre.

Our team will advise you on what your local planning authority and building control department require from you permission-wise, with it being a given that you will need planning permission if:

  • you are making any structural changes
  • you are altering the external appearance of the property
  • the building is listed or in a conservation area

Additionally, if you are making structural changes and share a wall with a neighbour, a Party Wall Agreement will be essential.

Will my basement conversion add value?

Generally, adding an extra room to your property – such as a converted basement – can increase value by up to 20%. If you are settled in your home but have outgrown your living space, a basement conversion is a great way to make more of what you’ve already got. Adding a basement room is perfect for those of you who are in need of additional space, (especially if you would like to avoid the hassle of moving!) however, if you are looking to convert with the primary focus of increasing the value of your home we would recommend speaking to an estate agent first.
